Business Plan: Afon Studios.

Elevator Pitch/Executive Summary:

Our goal is to establish a state-of-the-art recording, mixing, and mastering facility (Afon Studios) within the serene valleys of Snowdonia, North Wales. A region famous for its natural beauty, rich heritage, and sense of tranquillity. The studio will offer high-end production services for artists, bands, producers, composers and any others seeking a professional but creatively liberating space to help realise their musical endeavours.

Drawing inspiration from iconic studios such as Lightship 95, and Black Bay Studio, our facility will merge cutting-edge equipment with a thoughtfully designed environment that creates a comforting atmosphere that fosters artistic exploration. Whether you’re tracking a live band, producing an album, or mixing a score, the space will be tailored to your needs to elevate each unique project.

Far away from the noise and pressure of urban centres, our studio will function not only as a technical workspace but also as an immersive creative retreat. Surrounded by the outstanding beauty of the North Wales landscape, visitors will have the freedom to disconnect from distractions and immerse themselves within their creative process. On-site accommodation, communal areas, and dedicated zones for writing will allow for extended stays.

Sustainability should not be an afterthought. We are aiming for the entire facility to be powered by renewable energy, such as solar power. We strive to prove that high-end music production can be achieved in harmony with the environment, setting a new standard for green recording facilities.

Key features Will Include:

  • A large-format console in a comforting, acoustically treated control room.
  • A spacious live room with adjustable acoustic treatment for flexible recording configurations.
  • A curated selection of vintage and modern microphones, preamps, and outboard gear.
  • Remote mixing and mastering services for international clients.
  • 2x Podcasting studios.
  • 2x smaller spaces for long-term let.

We are committed to creating a space where music and nature meet, and where creativity, sustainability, and professionalism are seamlessly integrated.

Description of Product/Services:

  • Recording: Whether you’re recording your first demo or tracking a fully planned out album, our studio will be designed to provide a space for projects of most genres and sizes. To support this vision, we will be curating a diverse and versatile collection of instruments, ensuring that musicians will have access to the right tools.
  • Mixing: We are aiming to provide high-quality in-house mixing services that meet professional standards of quality and creativity. Whether the track was recorded at the studio or elsewhere, experienced engineers will work closely with you to bring out the best from a recording. Enhancing balance, depth, and emotional impact.
  • Mastering: To provide exceptional mastering services. Whether a Grammy-winning engineer or a bedroom producer, we are aiming to support you.
  • Sound Design: Provide services for commercial projects, video games, films, and other media requiring unique soundscapes and sound effects.
  • Rehearsal Space: Renting out the studio for bands looking for a space to rehearse in an acoustically treated environment.
  • Voice-over & Podcasting: Providing professional spaces for podcast creators and voice-over artists to record with clear audio.

Market:

We are aiming to have as wide of a market as possible, however, our primary market will consist of:

  • Artists/Bands: Artists and Bands from across the UK (potentially also international) who are seeking an inspirational location with premium facilities and equipment to record their work.
  • Film/Video Game Productions: With the growing demand for sound design in various media, we aim to be able to cater to those creating immersive sound experiences. We also aim to be able to record string sections/small orchestras for film and videogame scores.
  • Universities/Colleges: We are looking to host some workshops for those studying music to help educate and inspire them.
  • Corporate Clients: Businesses requiring high-quality audio for commercials, advertisements, and other corporate media projects.
  • Podcasters & Voice-over Artists: Individuals or companies in need of professional-grade audio recording and editing.

Market Research:

  • The demand for podcasts has seen an exponential increase. In 2020, the global podcast industry was valued at $9.2 billion, and it is estimated that it will reach $41.8 billion by 2026 (The Exploding Popularity of Podcasts). Following these statistics, we can expect facilities for podcasting to be in high demand.
  • Independent musicians continue to grow in number, with roughly one-third of all music consumption in the UK being made up of independently released songs and albums (‘Indie’ Releases Accounted for Nearly 30% of UK Music Consumption Last Year), with many indie artists opting to utilise digital platforms for music distribution. Recording studios are vital in helping musicians achieve a polished and professional sound that will stand out in a competitive market.
  • Both Bangor and Wrexham University don’t offer any facilities for professional music recording, which means that the courses and workshops may have a demand from students studying music.
  • Remote recording at home studios has increased with technological advancements, but a studio offers essential services such as mixing/mastering, access to high-end equipment, and the acoustic environment necessary for professional-quality productions (Are Professional Recording Studios Still Relevant).
  • Increased demand for music recording. The music recording market is projected to increase from $60.73 billion in 2024 to $65.45 billion in 2025, reflecting a compound annual growth rate of almost 8%. (What Is The Music Recording Market Size and Growth Rate 2025).

Target Demographic:

  • Location: Nationwide, focusing on local clients. With the potential to cater for international clients.
  • Individuals who value creative expression, high-quality sound, and a relaxed, professional atmosphere.

Competitor Analysis:

  • Urban Studios in Major Cities: Such competitors may provide similar high-end services, but are located in urban centres. Their advantages include proximity to large networks and music industry professionals, but they may lack the peaceful, relaxing and creative setting that the serene area of Snowdonia can provide.
  • Regional Studios: There are a few smaller, more localised studios in nearby towns/cities such as Stiwdio Sain (https://www.stiwdiosain.cymru/) and ROC2 (https://roc2.co.uk/recording-studio/). However, these studios have smaller live rooms that are less adaptable. Additionally, such studios don’t offer residential capabilities for extended stays. We would also aim to work alongside these studios within productions.
  • Home Studios: With the rise of affordable recording technology, many independent artists are opting to record in home studios. However, these do not offer the same professional sound quality, acoustics, or access to expert engineers and equipment as a commercial recording studio.

Our unique selling point is that we provide a combination of professional services, cutting-edge and vintage equipment tracking both to a DAW and tape, a comforting atmosphere, and an inspiring location in Snowdonia, which creates a niche for clients seeking a more personalised and creatively stimulating experience. The studio will also be powered by sustainable sources, such as solar power. Whilst this may not have been possible in the past, technological advancements and improved infrastructure mean that renewable sources are just as reliable as traditional methods (Renewable Energy for Business: Ultimate Guide).

Operational Requirements:

  • Location: The studio will be based in a large, spacious building, such as a barn or a church. Ideally, it will have a main studio with a large live room equipped with booths for amps and vocals, a spacious control room, a smaller mixing/mastering suite, spare rooms for producers/engineers to rent out, and a lounge area.
  • Equipment: Ideally, the studio will host a collection of high-end vintage and modern microphones, preamps, compressors, and outboard gear. The studio will also be centered around an analogue console such as, a Calrec S2, an SSL 4000G series, or a Neve VR . Also needed is: monitoring systems, soundproofing, and licenses for DAWs such as Pro Tools and Logic Pro.
  • Staffing: A full-time studio manager, part-time engineers, and interns.
  • Legal and Regulatory:
    • We will need to obtain necessary licenses and insurance, including business insurance, copyright licensing, and performance rights agreements for music.
    • We will also need to obtain planning permissions from the Welsh Government (Planning and Development in Eryri National Park). This can be especially difficult, the reasons for which can be seen in the photo below:

Resource Requirements:

  • Financial Resources: An Initial investment will be needed for setting up the studio, purchasing equipment, securing the lease, and covering initial marketing costs. Estimated startup costs are approximately £190,000.
  • Physical Resources: Studio space that includes acoustic treatment, soundproofing, and furniture/appliances for client comfort.

Marketing and Promotional Plan:

  • Website and Online Presence: A professional website with service offerings, pricing packages, client testimonials, and a booking system. Active social media presence on Instagram, Facebook, Youtube and LinkedIn, showcasing behind-the-scenes content and promoting work from artists who have used the studio.
    • There are not many studios with an active presence on YouTube, by posting videos on the production processes, we may draw interest to the studio. Additionally, it could serve as another way to generate income.
  • Networking with Local Music and Creative Communities: Partnering with local festivals, universities, and art schools to offer discounted services or host workshops for students.
  • Collaborations and Retreats: Offering retreat packages for bands or solo musicians who wish to record in a serene, distraction-free environment. Pricing will include the cost of accommodation and the cost of the studio.
  • Google Ads and Local Listings: Targeting music industry professionals and podcasters through paid search campaigns. Listing the business on local tourism websites to attract creative professionals to the region.
  • Influencer Collaborations: Collaborating with influencers in the creative industry to promote the studio to their audience, for example, studio tours.

Here is a rough example of a promotional poster.

Costs and Pricing Strategy:

  • Start-Up Costs:
    • Studio setup (Conversion of facility, acoustic treatment, wiring, furniture, solar panels): £50,000.
    • Equipment (microphones, console, outboard gear, interfaces, software, instruments): £80,000.
    • Marketing and Branding: £5000.
    • Miscellaneous and Contingency: £15,000.
  • Ongoing Operational Costs:
    • Rent – specific figures have been hard to come by. However, by looking at the average cost of rent for a large barn conversion within the area, it could be estimated to be in the range of £2750-£3000pcm (£36,000 per year).
    • Bills:
      • Water – Average cost (by Dŵr Cymru (Welsh Water)) around £575 per year.
      • Electricity – Average cost around £1800-£2300. However, as we’re aiming to be powered via solar, we can expect to cut this cost down.
  • Subscriptions:
  • Marketing and Advertising – To run an advert on Instagram, businesses pay roughly $0.01-$0.25 per click (How Much Does It Cost To Advertise On Instagram In 2025). Studios often develop a reputation through word of mouth, which is free.
  • Maintenance – Approximately £1500.

Total Cost for 1st year – £186,750

Once the space is set up, rough costs per month would be £5675 per month.

Pricing Strategy:

  • Hourly Rate: £80-£100 depending on the complexity..

Following these hours on an hourly rate, we could expect £4800 per week. (roughly £19,200 per month).

  • Day Rates: £800-£900 for full day bookings.
  • Package Deals: Discounted pricing for bulk sessions, such as album recording packages (e.g., 5 day sessions for £4,000).

Additionally, there will be smaller studio spaces rented out for long term lets, these will be £850pcm.

Rough total per month.

Profit of £15,225.

To break even with the startup cost of £190,000 the studio would need approximately 13-14 months of operating at peak efficiency. Considering human error, realistically, 18 months may be required.

Evaluation/Group Work:

Whilst I did enjoy delving into the ideation behind writing a business plan for a recording studio. And found the process informative and creatively stimulating. In hindsight, I feel like I should have chosen to do a plan for a short-term project, such as organising a gig/event. I believe that this might have been more suitable for the scope and timeframe of this project. As with my plan, I feel like I’ve hardly scratched the surface in terms of planning out the details of a recording studio.

A smaller-scale project would’ve allowed me to focus more on immediate planning, execution, and logistics. Rather than the complex considerations involved with proposing a full-scale business. Additionally, calculations of profit and pricings would be able to be significantly more accurate, rather than rough estimations of large sums.

The WITCI Seminars helped me in this project, firstly, by helping me choose to do a business plan instead of an Electronic Press Kit (EPK). After some discussion as a group and listening to the type of content that others were putting into their EPK, I realised that it would be much more difficult for me to write an EPK, as the majority of the projects that I have worked on are, as of when this was written, unreleased.

Initially, I was struggling to decide on a concept for my business plan. However, during a session in 113, having conversations with my peers, I began to reflect more on my ambitions. These discussions sparked the idea that I should develop a business plan for a multi-purpose recording studio, an idea that aligns with my long-term goals within the industry. This allowed me to merge my interests in music production, community building, and sustainable/environmental business practices.

Whilst working on this project, I realised that I would love to bring something like this to life in the future.
